Investment options

Two ways to invest. One clear plan.

Choose a fixed income of 12% a year, or a 50/50 share of the net profit of a project. Invest alone from 20 shares, or join others and fund a project together.

A fixed income, or a share of the profit.

How shares work

Every project is divided into shares of €/$ 5,000.

A share is our unit of measure: €/$ 5,000 of invested capital. It is not a company share or a traded security; it simply shows the size of your part of a project in your personal contract. The minimum is 20 shares, or €/$ 100,000, and your return is calculated on the shares you hold, under the option you choose.

From €/$ 700,000

Your capital covers the project and its costs only. The homes are renovated and sold, so they cannot be lived in during the project; if you move to Spain, your living costs are separate.

Example: one €/$ 700,000 project, funded by 7 investors with 20 shares each

Choose an option, then the number of shares. Fixed Income depends only on the amount and the number of years. The Profit Partnership depends on the net profit of the project.

Questions

About the options.

What is a share?

A unit of measure: €/$ 5,000 of invested capital. It shows the size of your part of a project in your contract. It is not a company share or a traded security, and Ayvan works only with private investors through individual contracts.

Can I take my capital out early?

No. Capital is used to buy and renovate the property, so it cannot be paid back while the project is running. Projects can take longer than planned because of events such as a market crash, war or natural disasters, and we ask for patience in those cases. In the worst case, your capital is held in the property itself.

Can I choose a different option from the rest of my group?

Yes. Every member signs their own contract and chooses their own option for their own shares.

When do I get my capital back?

Fixed Income: at the end of the term you chose. Profit Partnership: when the project is completed and the home is sold.

Does the 12% depend on the sale price?

No. The 12% is a commitment by Ayvan and its team, written into your contract. During the year our team puts the capital to work in our projects, and you receive 12% of it every year, whatever the sale price of any single home. Only the Profit Partnership moves with the result of the project.

Which option should I choose?

Choose Fixed Income if you want the same, predictable amount every year. Choose the Profit Partnership if you want a share in the full result of the project and accept that it can be higher or lower.

Can I fund a whole project on my own?

Yes, from €/$ 700,000. We buy the property with your capital and pay every project cost from it, and you are informed of every step, every cost and the profit. The amount is for the project and its costs only.

Can I live in the property?

No. The homes are renovated and sold, so they cannot be used as a residence during the project. If you move to Spain, your own living costs are separate from your investment.

Can I invest in US dollars?

Yes. A share costs €/$ 5,000. Projects are run in euros, so the exchange rate at transfer can affect the result in your own currency.
