Where the light finds the stone, value is built.

We find Marbella homes with untapped potential, plan their renovation with a local execution partner and bring them back to market. Investors take part through two separate models, explained openly.

Our process
1

Find

We walk Marbella street by street, looking for homes whose value is held back by age, layout or neglect.

2

Analyse

Every opportunity is measured, drawn and costed: purchase price, renovation budget and a realistic sale estimate. You decide whether to buy.

3

Design

Independent architects redraw the house for the way people want to live here now: light, terraces and the view to the sea.

4

Build

Our execution partner, Property Flippers S.L., a separate company based in Málaga, carries out the works under a written agreement, while Ayvan oversees cost, quality and the timeline.

5

Sell & share

We stage, photograph and market the finished home, manage the sale and settle the final accounts with every investor.

Who we are

Ayvan is a property investment business focused on Marbella. We find homes with untapped value, plan and oversee their renovation with a local execution partner, and bring them back to market.

Investment models

Two models, explained separately.

Both are being finalised with legal advice; only a signed agreement sets binding terms.

Explore investment models
Model A
12%a year, set by contract

Fixed contractual return

You provide capital to Ayvan under a written agreement. Ayvan uses it in its property projects and business, and the agreement sets a fixed return of 12% a year on that capital.

How the return is set
Fixed by contract: 12% a year on the capital provided
Linked to one project’s profit?
No. It does not depend on the net profit of any single project
Property ownership
No property in your name. Your rights come from the agreement with Ayvan
Proposed minimum
€100,000 (20 units of €5,000), proposed and to be confirmed in the agreement
Currency
Euros. Other currencies are converted into euros before the capital is provided
Main risk
Counterparty risk: payment depends on Ayvan meeting the agreement
Set in the agreement
Term, payment dates, repayment of capital, any security and what happens if a payment is missed

A contractual return is not a guarantee. Payment depends on the final agreement, the legal structure and Ayvan’s ability to meet its obligations, and your capital is at risk.

Model B
50/50of the defined net project profit

Net-profit sharing

You buy a property in Spain in your own name and pay the purchase and project costs from your own account. Ayvan manages the project with its execution partner. After the sale, the net profit, as defined in the agreement, is split 50/50 between you and Ayvan.

How the return is set
By the project’s result: 50% of the defined net profit, not 50% of your capital
Linked to one project’s profit?
Yes, directly. If there is no net profit, there is nothing to share
Property ownership
Bought in your name. Ayvan owns no part of it; its 50% is a contractual share of net profit
What you pay
The purchase price and every project cost, from your own account
Your capital
It is in the property you own and is not repaid separately. On sale, the proceeds first cover the project costs; what comes back to you depends on the sale price
Main risk
Market, costs, delays and the final sale price, which can reduce the profit
Set in the agreement
The definition of net profit, costs, losses and overruns, decisions, sale strategy and how profit is paid

Profit is not guaranteed. Ayvan only starts a project when its plan targets a net profit of at least 12% on total project cost; the actual result depends on the final sale price and costs and may differ from the plan.

Different measures

The 12% and the 50% measure different things: one is a yearly rate on capital provided to Ayvan, the other is a share of one project’s net profit. They cannot be compared directly, and neither model is automatically safer or better.

The team

The people behind Ayvan.

Kevin leads the analysis, the investors and the reporting. Behrooz brings construction engineering: technical review, budgets and build quality. Construction itself is carried out by our execution partner, a separate company in Marbella.

Projects

Clear about whose work is whose.

Ayvan is at an early stage. Its first project is under way in Marbella. Construction is carried out by our execution partner, Property Flippers S.L., a separate company based in Málaga, and its earlier projects are its own, not Ayvan’s. The identity and details of the contracting party are given in writing before any agreement is signed.

How we work

In progress

Ayvan’s first project is under way in Marbella. Property details, budget and timeline are shared with prospective investors in a consultation.

Being assessed

The next project is being assessed. It is not open for investment: its property, figures and terms are only presented when they are ready, and only in a consultation.

The partner’s own work

Our execution partner has its own completed projects on the Costa del Sol. They are shown on the Execution partner page, clearly marked as the partner’s work and not Ayvan’s.

The sample memo, monthly report and calculations on this website use fictional figures to show how the models work. They are not Ayvan projects and not forecasts.

Model B · how net profit is calculated

Every euro has a place.

Each project is presented with its purchase price, renovation budget, other costs and sale estimate before you invest. After the sale, what remains is divided equally.

Net profit, clearly defined

The sale price minus the purchase price, the renovation and the other costs listed in your contract.

Our share comes last

We are paid from the profit, so we only earn when the project does.

You see the numbers first

Every opportunity arrives with its budget, timeline and risks before you decide to buy.

Why Marbella

Between the Sierra Blanca and the Mediterranean.

Ways to engage

What each step means, and what happens next.

  1. Request a consultation

You send the short form. We reply within one working day and, if you wish, arrange a confidential call to understand your situation and explain the models.

  2. Ask for project information

After a consultation, if a project fits you, we share its memo: property, full budget, risks and the draft agreement.

  3. Download the guide

The investor guide is a free PDF explaining both models and their risks. Downloading it needs no details and creates no contact.

  4. Subscribe to updates

You leave only your email to hear when a new project is presented. It is not a registration as an investor and gives no priority; you can unsubscribe at any time.

  5. Formal onboarding

Only if you decide to go ahead: identity and source-of-funds checks, then review and signature of the agreement. Documents are requested at this stage, through a secure channel, never through the website form.

None of these steps is an approval to invest, a reservation or a contract. Only a signed agreement creates one.

Next step

Start with a conversation, not a commitment.

Book a 30-minute call on a weekday between 10:00 and 15:00 (Marbella time), or send us a message and we will get back to you within one working day. In English or Persian.
