How profit is calculated

Every euro has a place.

Each project is presented with its purchase price, renovation budget, other costs and sale estimate before you invest. After the sale, what remains is divided equally.

Net profit, clearly defined

The sale price minus the purchase price, the renovation and the other costs listed in your contract.

Our share comes last

We are paid from the profit, so we only earn when the project does.

You see the numbers first

Every opportunity arrives with its budget, timeline and risks before you decide to buy.

Fees, openly

No fees. Our share comes from the profit.

We do not charge management, purchase or sales fees. We earn 50% of the net profit, and only after the home is sold.

One source of income

50% of the net profit, invoiced after the sale and the final accounts. If there is no profit, we earn nothing.

No extra fees

No management fee, no commission on buying or selling, no monthly charges from Ayvan.

Your transfer costs

The bank and exchange costs of transferring your capital are paid by you. Every other cost is part of the project budget.

Every euro in the contract

The amount you transfer and our 50% profit share are both written into the contract you sign with us.

Risks, openly

What can change the result.

Every investment carries uncertainty. These are the points that matter most in a renovation project, and how we handle them.

The market

Sale prices move with the market. We look for homes priced below their potential, so a project has room before work begins.

The building

Older homes can hide problems. Our construction team assesses each building before you decide, and you see the full budget.

Time

We plan every project for the shortest realistic timeline for its size. Our aim is a strong result in the shortest reasonable time.

Events beyond control

A market crash, war or natural disasters such as floods or earthquakes can delay a project. As you share in the profit, you share in these circumstances, and we ask for patience while we see the project through.

Capital stays in

Capital cannot be withdrawn while a project is running. It comes back after the sale and the final accounts, or at the end of your Fixed Income term.

One team, every phase

Finding the property, running the works, legal matters and the sale are handled inside Ayvan, by our own specialists and lawyers.

What you hold

Your capital is used to buy the property and pay its costs, so even in the worst case it is held in a real asset in Marbella, not on paper. A project can be sold before completion, on completion or later. Property values can fall as well as rise, so the size of a Profit Partnership result is never certain; Fixed Income is the rate set in your contract.

Questions

Straight answers.

How is the profit calculated?

Net profit is the sale price minus the purchase price, the renovation and the other costs listed in your contract. That amount is divided 50/50.

Is the return guaranteed?

It depends on the option. With Fixed Income, the 12% a year is a commitment by Ayvan, written into your contract. With the Profit Partnership, the result depends on the sale: property values, costs and the time needed to sell can all change, and every project is presented with its estimates and risks before you decide.

Who chooses the property?

Our team finds and analyses every property. You receive the full memo and decide whether to invest in that project.

What is the minimum investment?

From €/$ 100,000, which is 20 shares of €/$ 5,000 in a project. To fund a whole project on your own, the minimum is €/$ 700,000. This amount covers the project and its costs only.

Is my money safe?

Your capital is used to buy a real property in Marbella and pay its costs, so it is held in a real asset, not on paper, and every cost is reported to you. Your contract records every amount you transfer. Property values can fall as well as rise, so the size of a Profit Partnership result is never certain.

How long does a project take?

It depends on the size and type of the project. We plan every project for the shortest realistic timeline and share it with you before you invest. Capital cannot be withdrawn while a project is running, and events beyond our control can extend it.

How will I follow my project?

You receive regular progress reports with photos, an analysis of the work and a breakdown of spending against the budget.

Can we speak in Persian?

Yes. Consultations are available in English and Persian.

What is a share?

A share is our unit of measure: €/$ 5,000 of invested capital. It shows the size of your part of a project in your contract. It is not a company share or a traded security, and Ayvan works only with private investors through individual contracts.

What backs the 12% Fixed Income?

The 12% a year is a commitment by Ayvan and its team, written into your contract. During the year our team puts the capital to work in our projects, and you receive 12% of it every year, whatever the result of any single sale. Your capital is repaid at the end of your term.

Can I withdraw my capital before the project ends?

No. Capital is used to buy and renovate the property, so it cannot be paid back while the project is running. It returns after the sale and the final accounts, or at the end of your Fixed Income term.

What can delay a project?

Events such as a market crash, war or natural disasters like floods or earthquakes. Just as you share in the profit, you share in these circumstances, and we ask for patience while we see the project through. Our team works to prevent such issues, and a home can be sold before completion, on completion or later.

What happens in the worst case?

Your capital is used to buy the property itself, so it is held in a real asset in Marbella, not on paper. The project may take longer and the profit may be smaller, but the home remains until it is sold.

Who works on my project?

Kevin, Sasan and Behrooz lead every project. Behind them, our own lawyers and specialists handle each phase inside the company: finding the property, running the works, legal matters and the sale.

Can I live in the property?

No. The homes we buy are renovated and sold, so they cannot be used as a residence during the project. Your capital covers the project and its costs only. If you move to Spain, your own living costs are separate from your investment.

Are there any other fees?

No. Our only income is 50% of the net profit. You pay the bank and transfer costs of moving your capital; all other costs are part of the project budget and are deducted before the profit is calculated.

How is my capital documented?

We sign a contract with you that records the amount you transfer, the shares it represents, your option and its terms. You also receive monthly reports with every cost set against the budget.

Can I invest in US dollars?

Yes. Shares cost €/$ 5,000, from 20 shares (€/$ 100,000). Projects are run in euros in Spain, so dollars are converted when they are transferred. The exchange rate on that day, and on the way back, affects your result; we recommend discussing currency with your bank.

What if the home sells for less than planned?

In a Profit Partnership the profit is then smaller, or there may be none; Fixed Income stays at the rate in your contract. Every memo shows lower and downside scenarios, and the signed contract sets out how costs and any shortfall are treated.

What documents will I receive?

An investment memo before you decide, a contract to review with your own lawyer, monthly reports during the project, and final accounts after the sale.

Main risks and how they are handled

  • Hidden defects: technical survey before purchase and a 10% contingency.
  • Licence timing: the works licence is applied for at purchase, with the architect engaged in month 1.
  • Sale price: the base case uses comparable renovated sales; lower and downside cases are shown above.
  • Currency: for investors in US dollars, the EUR/USD rate at transfer affects the result.

Your capital and sharesThe contract records the amount you transfer and the number of shares it represents, at €/$ 5,000 per share. A share measures your part of the capital; it is not a company share or a security.

PurchaseAyvan buys the property with the invested capital at a Spanish notary and registers it at the Land Registry. Your capital is held in that asset until the sale.

Your optionFixed Income: Ayvan commits in the contract to pay 12% of your capital every year and to repay your capital at the end of the term. Profit Partnership: 50% of the net profit on your shares.

TransparencyYou are informed at every step. Every cost is set against the budget in your monthly report, and the final accounts show the full result.

Project costsPurchase price, purchase taxes, notary, registry and legal fees, renovation, contingency, holding costs and selling costs, as listed in the project budget.

Net profitThe sale price minus all project costs listed in the agreement.

Profit shareNet profit is divided 50/50. Ayvan receives nothing before net profit exists; our share is invoiced after the sale and the final accounts.

FeesAyvan charges no fees besides its 50% share of the net profit. Bank and transfer costs for moving your capital are paid by you; all other costs belong to the project budget.

Your capital in writingEvery amount you transfer is recorded in the signed contract, together with our 50% share of the net profit.

Reporting and accessMonthly written reports with photos and spending against budget; invoices available on request; site visits by appointment.

Timeline and exitThe planned duration is set out in advance. Capital cannot be withdrawn while a project is running. A home can be sold before completion, on completion or later, and events beyond our control can extend a project.

ShortfallIf the sale does not cover the costs, there is no profit to share. How any shortfall is handled is set out in the agreement.
